We have worked with all traditional materials (masonry, timber, steel, concrete) on residential and commercial projects varying in value from a small extension to a 15 storey new build development.

Yes, Morgan Engineering Consultants hold Professional Indemnity Insurance cover up to £2,000,000. This ensures you are covered in the unlikely event that something goes wrong with our design or advice.

We will be able to provide a copy of our current insurance on request.

Planning, Building Regulation or Listed Building Consent may be required for your project.

Morgan Engineering Consultants will be able to advise on which Statutory Consents are required and how to gain the relevant approvals to help move your project forward and ensure it is viable.

Building Regulations are standards that apply to all buildings to make sure they are safe, habitable and constructed to the meet minimum technical standards. 

Building Regulations are applicable to most building works and are implemented through the instruction of a Building Control Inspector (either Local Authority or Private Approved Inspector). Prior to the project the inspector will review the proposals & designs to ensure they meet the technical standard set out in the Building Regulations Documents. The inspector will then inspect the construction as it progresses to ensure the technical standards are met during the build. At the end of the project, they will provide a Final Certificate of the works to show it has met the necessary standards.

Morgan Engineering Consultants can assist with providing the necessary design, details, drawings and calculations for approval of Part A (Structure), Part H (Drainage & Waste Disposal) of Building Regulations.

If you are proposing to build near to or on to a boundary / shared wall, the Party Wall etc Act 1996 comes into force.

The purpose of the act is to ensure neighbours are notified of your intention to undertake work and to protect the boundary / shared wall from damage due to the proposals.  

Typically, a Party Wall Surveyor is appointed to document this information to form a Party Wall Award & serve the necessary notices to enable construction to progress.

The full costs of the Party Wall Surveyor are paid by the persons proposing to have the work undertaken.

Morgan Engineering Consultants can advise on whether a Party Wall Award is required and refer you to a specialist Party Wall Surveyor.

The Construction (Design & Management) Regulations 2015 (The CDM Regulations) will mean that you are liable for Health and Safety on your site, along with the designer and builder.

Morgan Engineering Consultants will be able to advise on these Regulations, and recommend a specialist Construction Health and Safety Adviser.

Build Over / Build Near Agreements are required when you are proposing to build over / near to a public drain.

All shared drains are now considered public and come under the control of your Water Company.

Where this situation occurs an application for approval needs to be made to the Water Company to ensure the drain is protected during the build and how future maintenance can be carried out to the drain without damaging your property. 

Morgan Engineering can assist with this process, making the application and providing the necessary design input and details to gain approvals required.

Section Agreements are required when a project interacts between the private and Local Authority Assets (private drains to public, private driveway to public highway).

Morgan Engineering Consultants regularly assist clients with Section 106 (Connection to a Public Sewer), Section 185 (Diverting a Public Sewer), Section 278 (Changes to Public Highway) submissions. Making the application and providing the necessary design input and details to gain approvals required. 

This will depend on the size and scope of the project and whether we have all the necessary information to complete our work.

For a typical large 2 storey extension, from receipt of the Architect’s drawing we look to complete the design, calculations, drawings & details within 10-15 working days.
